10 Twice-Yearly Home Maintenance Tasks

This is part two of our blog series of suggested home maintenance tasks from the 2-10 Home Buyer Warranty manual. At Synergy Designer Homes we believe owning a home is a source of pride for the homeowner, however as an investment it means being responsible for regular maintenance. This home maintenance includes making sure everything works as it should and checking for possible repairs. We suggest establishing a set maintenance schedule to help protect the value of your investment.

Below are 10 tasks to complete twice-a-year as part of your home’s upkeep. Please note that this list is only a guideline, and should not replace manufacturer’s recommendations.

1.   Inspect roof and/or chimney for broken or missing tiles or shingles, identifying anything that might cause leaks or problems. Inspect and clean gutters and down spouts. Do not walk on your roof as it is dangerous and may cause damage.

2.   Inspect the outside of your home and the condition of siding, paint, masonry, and wood trim.

3.   Inspect doors and windows that they are operating properly, are secure and weather-resistant. Clean window tracks and sliding glass doors. Lubricate if necessary.

4.   Maintain wall finishes.

5.   Monitor and maintain cabinets and countertops.

6.   Inspect the foundation or crawl space.

7.   Inspect circuit breakers, outlets and main service panel.

8.   Have a licensed HVAC contractor such as Waters Mechanical or Gerrald’s inspect your heating and air for seasonal maintenance.

9.   Inspect and replace if needed caulking and grout around tubs, showers and sinks.

10.   Professionally clean carpets at least once a year.
